What are floorplan services?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a home measurement service, an appraiser takes measurements of the home with a measuring tool — either a tape or laser measuring device. As they move around the house, they make note of the layout of the rooms and other features, like closets, hallways, and fireplaces. They might make a rough sketch of the property. Then, the appraiser writes up a report and a more detailed sketch showing the total square footage and the general layout of the house. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service required?

Challenging property taxes

Property tax records often reflect the wrong square footage because the values can come from many sources, and sometimes go unproven — which means you may be paying for more square footage than you actually own! Unless a certified appraiser has recently executed a valuation on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting a home on the market

A home floorplan service can secure fair market value for your house. Area is one of the most important factors potential buyers examine when purchasing a house — but since square footage values are often estimated rather than properly measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price of your home, but possibly even the amount of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to refer to a previous appraisal or measurement service completed by an appraiser (after any renovation that might have affected square footage).

For real estate agents

To make sure that your client's home sells at a price that properly reflects true market value, we advise requesting a floorplan service for the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can be assured that the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool for getting potential buyers interested since they can see the layout and attributes of the home before and after touring.
